Maintenance Coordinator for Immediate Hire
Salary $44,000-$48,000
Overview:
Stone Oak Property Management (www.stoneoakmgmt.com) is seeking a full-time property maintenance coordinator for immediate hire to work remotely from your home office. We currently manage single-family homes, condos and a handful of small multi-family dwellings. This position will be responsible for managing the maintenance for a portfolio of 400-600 properties within our company.
Our ideal candidate will have maintenance coordination experience and know a great deal about troubleshooting maintenance issues. You will need to be able to explain why a repair cost as much as it did and make sure the owner is happy about the job you have performed. You will work closely with hundreds of property owners. This will be thoroughly tested, so please dont apply if you do not have a very good working knowledge of how to troubleshoot home repairs, be able to work with vendors on finding solutions… and how to explain them to a homeowner. The hours for the job will vary from season to season with the summer being the busiest time of year. You will occasionally need to be available by phone after hours in the event of an emergency.
Tenants are not always easy to work with, so you must be patient and able to work with them as well.Some of the job responsibilities include:
Client and Tenant Relations
Effectively and respectfully communicate with landlords, vendors and residents
Maintain positive relationships with all parties
Answer landlord and tenant questions about maintenance and related items
Send out reports to owners as needed
Work with team members to coordinate property inspections
Other general duties as needed
Maintenance Coordination
Answer property maintenance requests
Troubleshoot maintenance requests over the phone with tenants
Investigate maintenance requests and coordinate repairs including dispatching vendors
Hire, fire and seek new vendors
Communicate with landlords and get authorizations when needed
Explain problems to landlords and tenants
Review invoices and billing in the software for accuracy
Determine tenant responsibility for repairs that potentially need to be charged back to them
Work with Home Warranties to make claims, coordinate repairs, and work through issues that may only have partial coverage
Monitor service request turnaround times to ensure the responsiveness of vendors
Confirm completion of work with tenants and overall quality of work
Financial Management
Request funding from owners for repairs
Approve invoices
Review landlord accounts for accuracy
Coordinate vendor invoicing with accounting
Job Requirements:
Excellent oral and written communication skills, good grammar is a must
Must be organized and detail oriented, if you are not we will know within the first week
One year of maintenance coordination or working as a general contractor
Proficiency using Gmail and Google apps such as calendar and MS Office clone products
Must be pleasant on the phone and play well with others.
